Notes
- There are stairs between all three floors. The home is not suitable for guests with significant mobility limitations.
- The garden is private but neighbors on either side may be audible in summer months, we ask that guests respect our quiet hours when using the garden from 10pm - 7am.
- The small garden pond is unfenced. Families with young children should supervise them closely outdoors.
- Parking in the detached garage accommodates one standard-size vehicle. Street parking on Reservoir Rd is residential permit parking. Guests should plan to use the garage or arrive without a car.
Frequently Asked Questions
Will it be noisy?
Reservoir Rd sits above the main Georgetown commercial strip, so it's notably quieter than properties closer to M Street or the waterfront. You'll hear normal residential neighborhood sounds, the occasional car, neighbors out in the evening, but it's a genuinely peaceful street. There are no upstairs neighbors; you have the full home.
What's the parking situation?
A detached garage is included with the rental and fits one standard vehicle. Street parking on Reservoir Rd is residential permit only for non-permit holders. If you're traveling with more than one car, we'd recommend arranging alternative parking in advance.
Are there any access quirks I should know about?
The home is a traditional three-story rowhome with stairs between levels. Entry is from the front door on Reservoir Rd, no alley access required. The garden is accessed from the rear of the home via the ground floor. This is not a basement unit.
Is the garden safe for young children?
The garden is a beautiful and secluded space with a lovely ornamental pond at its center. The pond is unfenced, so we ask that families with young children supervise them closely when outdoors.
How far is it from Georgetown University?
The main gate on 37th St is about a 10-minute walk. Many families staying for move-in, graduation, or parent weekends choose this home specifically for that reason.
What DC landmarks are nearby?
Dumbarton Oaks is a 10-minute walk. The Georgetown Waterfront and Key Bridge are about 15 minutes on foot. Via Circulator or rideshare, you can reach the National Mall and Smithsonian museums in 20 to 25 minutes.
What's the Wi-Fi situation? Is there a workspace?
The home has fast Wi-Fi and a dedicated workspace, making it a comfortable setup for remote workers or anyone needing to stay connected between plans.
What streaming services are available?
The home has a smart TV with access to major streaming platforms. Login details for any property-owned accounts will be in the welcome guide. We recommend logging into your own accounts for personalized content.
How well-equipped is the kitchen?
The kitchen is fully stocked for everyday cooking: pots, pans, plates, utensils, a dishwasher, a coffee maker, and the basics you'd expect. If you have specific needs, feel free to message us ahead of arrival.
How available are you as a host?
We're active and responsive by message throughout your stay, typically replying within an hour or two. Happy to help with anything from restaurant recommendations to practical house questions.
Is early check-in or late checkout available?
We do our best to accommodate requests on a case-by-case basis depending on our cleaning schedule. Please message us in advance and we'll let you know what's possible. We can usually find a way to help, even if its storing our luggage in our offices nearby.
Neighborhood
The street has a real neighborhood feel. From the front door, Georgetown University's main gate is a 10-minute walk, making this a favorite for families with students on campus or visiting for graduation weekend. The waterfront at Georgetown Waterfront Park is about 15 minutes on foot, and the shops and restaurants along M Street and Wisconsin Avenue are right there when you want them.

- Farmers market at Georgetown's Hardy Middle School (Saturday mornings)
- Martin's Tavern, Chez Billy Sud and Yellow (amazing lunch spot), all within walking distance
- Book Hill antique shops and galleries along Wisconsin Ave
- Dumbarton Oaks estate and gardens, a 10-minute walk through the neighborhood
- Rock Creek Park (HUGE state park) less than half a mile away
For museum-goers and sightseers, the Georgetown to Downtown connection (see Getting Around) puts the National Mall, the Smithsonian, and the monuments well within reach.

Space
We can sleep up to 6 people in the following sleeping arrangements;
Primary bedroom: KING bed, sleeps 2 (private ensuite bathroom)
Second bedroom: QUEEN bed, sleeps 2
Third bedroom (lower level): 2 x TWIN beds, sleeps 2
All three bathrooms are full, so no one is waiting in line in the morning!
The kitchen is fully equipped with a dishwasher, and there's an in-unit washer and dryer, a genuine luxury for longer stays or families traveling with kids. A dedicated workspace makes this a solid option for anyone working remotely or catching up between meetings.
Out the back, the private garden is a genuine retreat. It's deeply shaded by mature trees, completely secluded, and centered around a small ornamental pond. The sound of the water makes it easy to forget you're in the middle of a city. Perfect for a morning coffee or winding down in the evening. Please note that the pond is unfenced, so families with young children should supervise them closely when in the garden. The detached garage is included, which in Georgetown is genuinely hard to come by.
Transit
- The DC Circulator (Georgetown-Union Station route) stops on M Street, about a 12-minute walk downhill. This is the fastest and easiest way to connect to the Metro and downtown.
- Foggy Bottom Metro (Blue/Orange/Silver lines) is approximately 1.5 miles away and easily reached by Circulator, rideshare, or a 25-minute walk along the canal path.
- Dupont Circle Metro (Red Line) is about 2 miles and accessible by Circulator or rideshare.
- Multiple Metrobus routes run along Wisconsin Ave and M Street.
