overall a good place but the roof access is awkward and otherwise you are pretty much confined in the space.

I didn’t feel comfortable staying at this Airbnb due to a serious lack of privacy. The unit is a carriage house situated just a few feet from the main home on the property, which features floor-to-ceiling windows and a balcony that directly overlooks the Airbnb. If you leave the curtains open or use the rooftop, you’re completely exposed to the family in the main house. This setup was not clearly communicated in the listing, and had I known, I would not have booked it. Although I reserved the property for several days, I ended up leaving early and had a difficult time getting reimbursed for the unused nights.

Great spot to have a home base while visiting DC. Easily walkable to the metro and super quick trip to the major attractions, plus plenty to do/eat/shop within walking distance of the Airbnb in a seemingly safe, friendly, cool neighborhood.
The living space itself was as advertised. Comfortable, cozy, perfectly clean. Small but def plenty of space for two people plus suitcases etc without feeling cramped. Even with the big sliding door closed for privacy, there was decent light in the space on a very rainy trip. On that note, didn’t actually use the rooftop deck but popped our heads up and it looked cute and clean.
Very quick response to our questions and requests for recommendations.
Would def recommend and book again!

I had a wonderful stay at the Carriage House! From the moment I arrived, I felt welcomed and at home. The space is incredibly cozy, thoughtfully decorated, and spotlessly clean—perfect for relaxing after a day of exploring the city. I especially appreciated the privacy; it truly felt like my own little retreat. The neighborhood is peaceful and quiet, ensuring restful nights, yet it’s also perfectly walkable. I loved being able to stroll to local shops, cafes, and parks with ease. The hosts were attentive and responsive, making sure I had everything I needed for a comfortable stay. I would highly recommend the Carriage House to anyone looking for a charming, tranquil, and convenient place to stay in the city. I’m already looking forward to my next visit—thank you for such a memorable experience!

We had a really lovely time staying at Home Sweet City. It was a perfectly tucked away place for us to retire to after our long days of museum-going. We knew we wouldn’t be cooking or doing a lot in the space, so the simple layout and amenities were just right for our needs. We also loved the rooftop deck, which offered some nice outdoor space to hang out while the weather was warmer. Highly recommend this space to anyone who needs a simple, clean, and comfortable place to rest and recover during a trip to DC.

Really nice apartment close enough to all city center activities that DC offers. Real close to metro station, so it was super easy to get around. Everything is clean and ready to use. Maybe a bit small since we stayed for a complete week… But the rooftop terrace gives a nice extra place to sit and have a coffee or tea. We really enjoyed our stay and would come back.

Stylish and functional! The space is comprised of one room but had all I needed. Comfortable sleeper sofa, kitchenette stocked with what I needed to make easy meals, and two outdoor areas. The house felt private given that it’s tucked away from the street. I was able to leave curtains open and enjoy the cute patio, without worry of anyone invading my privacy as the main house tenants seem to keep all curtains closed. Great spot and I’d stay again!

My spouse and I had a great time at this wonderful unit while visiting DC. The room was immaculate, we didn’t have any issues with clutter like prior reviews had mentioned and the couch bed was very comfortable. Wifi and temperature control were perfect. The location is one block from the Green line and there are a ton of restaurants and grocery stores within walking distance. Getting to the Smithsonian museums only took about 10 minutes on the metro.
Luckily we enjoyed perfect weather and were able to take advantage of the two included outdoor areas including the roof deck.
Would definitely recommend if you are looking for a cozy unit in a central DC location.

Our stay was perfect! Super cute room in a wonderful neighborhood. Very walkable, and easy metro access. The space itself is so unique – both a beautiful rooftop and outdoor patio area were available to enjoy the perfect weather DC just had.
As others have commented, we thought the sleeper was very comfortable. Looked just like the photos. Would absolutely stay here again!

A nice little place. The management team were super helpful when there was a problem with the wifi password.
I wasn’t paying attention when I reserved and didn’t realize that I would be sleeping on a sofa bed. Normally I find these to be quite unpleasant but this one was quite comfortable.

The actual space is stylish, well equipped, and comfortable. We didn’t mind spending a few hours here after a busy day before departing for the airport. It rained during our stay so we unfortunately couldn’t use the rooftop deck, but it seemed like a cool spot to relax. Other pros- very walkable to U street, Metro stop, quiet neighborhood side street and quick to other parts of the city. Unfortunate cons- For just a queen size sleeper sofa and no other bed, situated in the back of someone else’s backyard that is already small and taken up by their belongings, it’s definitely not worth the price. I guess when the listing mentioned a queen size sofa bed it was the only bed there was, despite being listed as 1 bedroom. The bed is actually pretty comfortable though. The rental company also gave us two different lock box codes, so that was a fun game trying to figure out which one worked in the rain. All in all, not a bad stay, just not my first choice.

I had a great time and stay while here at 921. It was very private, cozy, and fulfilled my needs as I did my tourism in and around Washington D.C. You receive clear instructions and timely messages which was highly appreciated as I had to cut my stay a day earlier. I would highly recommend this place to anyone as I would highly consider coming back again as a guest.

Generally speaking, this BnB was a decent find. That said, I wouldn’t stay here again, as there are better BnB’s with comparable pricing. The carriage house itself was cute and as advertised. The host was very communicative and kind. However we had few hiccups. On their own, each hiccup wasn’t that big of a deal – but add them all up and it creates a less than experience. First, there was a musty smell – not awful but noticeable. After a long car ride, we were excited to plop on the rooftop deck but walked up to find kid’s toys and shoes strewn everywhere (the host did offer to send someone to clean but at that point we had already tidied just to be able to sit down, and it would have been nice to arrive to an already tidy place). The only windows look directly into the owner’s home (and vice versa) – so you have to choose between natural light or privacy. Cute enough if you’re in a pinch, but it wouldn’t be my first choice.

This is a great location, you can walk to restaurants. The place is small yet great for a single person, possibly 2 if you plan to spend your time out and about. It was quiet for being in a city area. I would stay here again.

This cute spot was available on short-notice, and was exactly as advertised. The sofa/bed was quite comfortable, and the simple environment and lighting was perfect for a Zoom meeting. My only feedback would be: The super narrow walkway to the rear of the property could use some lighting, and the bathroom sink is very small. A smaller, taller faucet would likely make it more usable. All-in-all a very comfortable space!

My girlfriend and I had a lovely time here. The place is super close to a lot of bars, restaurants and the metro which was really convenient.
The space was clean and charming. Bed was super comfy and cozy too, especially during the scattered thunderstorms we had. Absolutely loved the stay!

La communication avec l’hôte a été excellente, du début à la fin. Les instructions étaient claires.
Le logement est bien situé, dans un quartier tranquille, très proche du centre de congrès, où je devais me rendre tous les jours.
Le logement était propre et conforme à la description.
Prévoir un masque anti-lumière pour la nuit car le logement est très lumineux. Notamment, la trappe qui mène à la terrasse est vitrée et n’est pas équipée de rideaux. J’étais révaillé par le jour vers 5h30 du matin.
Prévoir aussi des bouchons d’oreille (j’en ai toujours) car la climatisation des voisins est un peu bruyante.
J’ai trouvé le logement assez cher. Je l’ai choisi au dernier moment car des hôtes précédents avaient annulé ma réservation. Dans un autre contexte, je n’aurais pas choisi un logement aussi cher, même s’il est très bien.

Nice place, the rooftop area is very charming! Convenient to transit. Small fairly well-equipped kitchen, but no microwave. Hot water took a very long time to come out of the shower head and taps.
Overall a good place to hang out for a few days in Washington.

The carriage house and Home Sweet City were both lovely. Even without a parking permit, it was incredibly easy to find — and a very walkable neighborhood. The space itself is small but well-equipped, and the rooftop was a really nice space for extra breathing room.

The Carriage House was the perfect spot for me to spend 5 days in D.C. I came for a work trip, and this cozy location had everything that I needed to rest, recharge, and enjoy my time in the city. The Carriage House is private and within a neighborhood that’s very walkable, which was perfect to enjoy the beautiful sunshine during that week. Best part of this place is the roof deck; afternoon sun was a true joy.

This place was spot on! The pictures were a perfect representation of the place, and was more than expected! The hosts were very responsive and checked in on us regularly which was really nice! If you didn’t travel with a car, no worries because this place is a short walk to all the hot spots in D.C. and very close to the metro! Unfortunately, we did have to check out a little early to get back home for a family emergency, but the hosts were more than helpful during this period. I would highly highly recommend this place to anyone!

This cosy carriage accomodation was a perfect nest for my DC stay for an expo at the Walter Washington Convention Centre (walking distance, about 15min).
The access to the unit was simple and convenient and communication with the host was perfect.
The carriage itself is really cosy, equiped with a small yet well equipped and functional kitchen, spotless bathroom and very comfy sofa bed.
Would totally recommend!

This was a great steal! It’s a wonderful location in walking distance of some of my favorite neighborhoods in DC (e.g. Shaw, Logan Circle, and Bloomingdale). It has a great outside space on top of the property. I would highly recommend it.

Great location! Easy check in/check out. Bed was comfortable and nice to have an outdoor space on the roof. In town for a conference at the convention center and it was an easy walk with coffee shops on the way or a very easy and quick metro ride. Not a good pick for folks with mobility issues but if that’s not you, then this place would be a great pick!

This cute spot was available on short-notice, and was exactly as advertised. The sofa/bed was quite comfortable, and the simple environment and lighting was perfect for a Zoom meeting. My only feedback would be: The super narrow walkway to the rear of the property could use some lighting, and the bathroom sink is very small. A smaller, taller faucet would likely make it more usable. All-in-all a very comfortable space!

My girlfriend and I had a lovely time here. The place is super close to a lot of bars, restaurants and the metro which was really convenient.
The space was clean and charming. Bed was super comfy and cozy too, especially during the scattered thunderstorms we had. Absolutely loved the stay!

La communication avec l'hôte a été excellente, du début à la fin. Les instructions étaient claires.
Le logement est bien situé, dans un quartier tranquille, très proche du centre de congrès, où je devais me rendre tous les jours.
Le logement était propre et conforme à la description.
Prévoir un masque anti-lumière pour la nuit car le logement est très lumineux. Notamment, la trappe qui mène à la terrasse est vitrée et n'est pas équipée de rideaux. J'étais révaillé par le jour vers 5h30 du matin.
Prévoir aussi des bouchons d'oreille (j'en ai toujours) car la climatisation des voisins est un peu bruyante.
J'ai trouvé le logement assez cher. Je l'ai choisi au dernier moment car des hôtes précédents avaient annulé ma réservation. Dans un autre contexte, je n'aurais pas choisi un logement aussi cher, même s'il est très bien.

great place - basic, clean accommodations (think one room studio). I was initially disappointed to see that the bed is a fold out couch but it was surprisingly comfortable.
The neighborhood is great, easily walkable with close by stores, places to eat and access to transit.

Nice place, the rooftop area is very charming! Convenient to transit. Small fairly well-equipped kitchen, but no microwave. Hot water took a very long time to come out of the shower head and taps.
Overall a good place to hang out for a few days in Washington.

The carriage house and Home Sweet City were both lovely. Even without a parking permit, it was incredibly easy to find — and a very walkable neighborhood. The space itself is small but well-equipped, and the rooftop was a really nice space for extra breathing room.

The Carriage House was the perfect spot for me to spend 5 days in D.C. I came for a work trip, and this cozy location had everything that I needed to rest, recharge, and enjoy my time in the city. The Carriage House is private and within a neighborhood that's very walkable, which was perfect to enjoy the beautiful sunshine during that week. Best part of this place is the roof deck; afternoon sun was a true joy.

This place was spot on! The pictures were a perfect representation of the place, and was more than expected! The hosts were very responsive and checked in on us regularly which was really nice! If you didn’t travel with a car, no worries because this place is a short walk to all the hot spots in D.C. and very close to the metro! Unfortunately, we did have to check out a little early to get back home for a family emergency, but the hosts were more than helpful during this period. I would highly highly recommend this place to anyone!

I really enjoyed staying here. It was the perfect location for what I had going on for this trip to DC. The studio apt was clean and well appointed. The bed was comfortable. Pictures are accurate. I’d definitely stay here again.

This cosy carriage accomodation was a perfect nest for my DC stay for an expo at the Walter Washington Convention Centre (walking distance, about 15min).
The access to the unit was simple and convenient and communication with the host was perfect.
The carriage itself is really cosy, equiped with a small yet well equipped and functional kitchen, spotless bathroom and very comfy sofa bed.
Would totally recommend!

This was a great steal! It's a wonderful location in walking distance of some of my favorite neighborhoods in DC (e.g. Shaw, Logan Circle, and Bloomingdale). It has a great outside space on top of the property. I would highly recommend it.

Great location! Easy check in/check out. Bed was comfortable and nice to have an outdoor space on the roof. In town for a conference at the convention center and it was an easy walk with coffee shops on the way or a very easy and quick metro ride. Not a good pick for folks with mobility issues but if that’s not you, then this place would be a great pick!
